3D Visualization
Kendig Keast Collaborative is a leader in the use of 3D visualization and modeling. Some of our work in this area is featured in the October 2008 issue of PLANNING magazine, published by the American Planning Association.
KKC uses a variety of applications to convey complex planning and zoning concepts and design ideas. We have found the use of 3D models particularly helpful to explain complex planning and regulatory concepts.
For example, 3D visualization was key to a recently developed flexible ordinance for high-rise condominium development in El Lago, Texas, a small community located along Clear Lake in close proximity to Space Center Houston and the Gulf Coast. The City’s zoning ordinance was not equipped to deal with requests for development and redevelopment of property as high-rise condominiums. KKC prepared an award-winning context and form study, which quantified the existing character of the area via measurements of density, lot coverage, and building height and provided a 3D model to convey the concept of building area and the volume of alternative building envelopes.
The idea was for the City to allow taller buildings in exchange for increased setbacks and open space, with the perceived character of the area remaining comparable to the existing condition. In other words, even though the height would increase, the percentage of building volume within the envelope would remain equivalent. In this way, high-rise development can be accommodated in a manner that is consistent in character with the rest of the community.
KKC has also constructed 3D models for the private sector to facilitate the entitlement process. We have created models for conceptual development plans of master planned communities, as well as individual properties and small infill sites. These graphics allow real-time maneuvering through a project site, with view perspectives from any point in the model. They also include shade-shadow analysis, viewshed analysis, and may even be extended to include noise analysis.
